There are numerous ways to deliver a project. Jtec will work closely with the Owner to choose the delivery model that best fits the project's needs. These include the following:
Modified Integrated Project Delivery
- Pros:
- Early involvement of key participants
- Shared risk/reward based on project outcome
- Joint project control
- Reduced liabilty exposure (risk)
- BIM works well
- Lean design & construction principles applicable
- Early cost insight
- Value Engineering continuous
- Documents generated from a single BIM model for permitting, bidding, fabrication
- Builders share knowledge and expertise when it is most valuable, in the design process
- Cons:
- Requires high level of trust
- Can go awry if all parties are not willing to collaborate
- Requires significant Owner participation; not for passive Owners
- Requires more design time up front for contractor to provide early cost insight
CM at Risk
- Pros:
- Brings contractor into process earlier
- Subcontractors bid to only one General Contractor
- Contract agreement is expedited
- Cons:
- Price not known until all bids are received
- Bid prices based on drawings/specifications
- Ommitted scopes allowed to be added later as change order
Guaranteed Maximum Price
- Pros:
- Transfers risk to Contractor
- Provides greater control over spending as the contractor is bound to a maximum price
- Contractor can be brought in early to provide cost insight
- Cons:
- Price may be higher to protect Contractor
- Scope changes tend to cost more.
Design-Build
- Pros:
- Portion of risk shifts to Design/Builder
- Price and schedule known up front
- Good for straight forward, simple projects
- Supposed to reduce overall schedule
- Cons:
- Stipulated sum (price) commonly over-priced to protect D/B team
- Designer works for contractor, no longer Owner's advocate
- Scope altered to fit budget
- Minimum code requirements delivered
- Difficult with complex (Hospital) projects
Design-Bid-Build
- Pros:
- Owner retains control
- Decision remains with Owner
- Needs only one bid
- Risk on Contractor of including all elements of design
- Cons:
- Actual Price is not known until bid day
- Adversarial relationship with Contractor
- Risk of potential claims
- Bid based on drawings; omissions resulting in change orders
- Deferred Approvals extend schedule
- Do not know project team until bid
- No say on who is on Contractor team
